I agree with #3. It may not be necessary by nature, but it depends on how you feel.
I might do the same, and if I were the recipient, I would be honestly happy. I don't care what others think.

If there is a supermarket, post office, and bank within walking distance
If I can live a minimal lifestyle even if I don't drive in the future
I don't care about the location. The other three houses are next to each other.
Better to be a stranger nearby than a relative far away.

A good neighborhood would be primarily the quality of the residents. Playa has many young families who are highly educated, high income, and work for tech companies. There is a relatively high sense of community belonging due to the large number of owner-occupied homes. It would obviously be a good neighborhood with well-maintained landscaping and parks. The parks in the community are maintained by the community, not the city. Therefore, the HOA is high. $ I think it cost about 800. There should be a 0.75% Community Enhancement Fee when you buy a condo. I didn't notice any noise at the airport. The noise was probably blocked by the LMU pile.

I lived in Playa Vista until two years ago. There are many parks and places to walk around, young couples with children are often seen, and the area is relatively safe. When I checked the crime data when I lived there, I saw some car-related damage, but there were almost no assaults or thefts compared to the surrounding areas. I heard that the road towards Playa del Rey has recently been turned into a trailer park, but I only saw homeless camps near the river. The area is expensive when it comes to buying a house, including tax and other fees. I think the rents go up quite a bit every year and many of the properties had no rent control. There are many cafes and restaurants nearby, and the area is convenient for grocery shopping with relatively uncrowded parking lots. I could hear airplanes a little when I was outside, but it didn't bother me much. There is a protected area, so I remember hearing birds singing more than anything else.

I moved to the South Bay from West L A where I lived for many years. My personal impression after living in both places is that shopping, eating out, and playing are more fun in the West L A area and the calm life is in the South Bay.
