↑ Before escrowing, make sure the house is vacant or you will be finished if you get settled. There was a case like that in California, wasn't there? In the U.S., you have to worry about even the obvious things.

If the owner of the apartment changes, you would
get the necessary paperwork from the previous owner.
If you don't get the paperwork, think how the new owner will know about the tenants.

If you are so concerned, ask the manager of the
apartment you live in if he/she has one.

Eviction fee? Is it in the contract ？ No owner will sign a contract with you if you pay an eviction fee. A typical lease/month-to-month can be legally cancelled by both parties with 30 ／ 60 days notice.

What kind of legality can you cancel ？

It's not written in the contract, obviously.

If you want the owner to leave for his own reasons,
you tell him why and if he doesn't agree,
the tenant goes to the EDN (Eviction Defense Network)
and signs a contract with a lawyer there.
If you want to evict, talk to them about how much you want to
BUYOUT.

Is there such a thing as /month-to-month in apartment leases nowadays ？
Tenants change in a month or two
It's hard to clean up each time.
