今家の購入を考えてます。
頭金は２０％ってよく聞きますが、経験者の方、どのくらい払いましたか？
また最近のお勧め地域、相場などあれば情報お願いします。

一戸建て住宅を投資と思ってるのは素人。というか、たぶんMulti-familyや商業用投資計算ができない人。

どの投資方法が良い悪いではなく、投資する人が何を求めているかが重要だと思います。私の知り合いにはSingle-Familyの家のみに投資しているプロの投資家もいれば、Commercialにしか投資しない人もいます。どちらもMulti-Millionaireですが、お互いのやり方を否定することはありません。むしろ色々と教えあっています。
また、彼らのようなプロはトレンドには関係なく収益を上げる方法を知っています。
もうひとつ、Capital Gainのみを狙うのは投資ではなく、投機です。自分の家を投資として成り立たせるなら、FHAローンなどを使ってPositive Cash Flowのでる４-Plexがお勧めです。最も、Californiaでは手ごろな物件が少ないかもしれませんが…

私も＃２１さんの一戸建てにとうしするのは素人という考えには同意できません。投資には色々それぞれちがうと思います。求めるものそれぞれちがうのですから、決め付けるのは関心しませんね。
一戸建てばかりに投資して何ミリオンドルも儲けている人をたくさんしっていますよ。私もほとんど一戸建てに投資してました。素人という言い方はよくないですね。どんな人でも最初は素人なんですから。

最近の値上がりはすごいですね。
うちの近所も１年で２０％ちかくあがりましたね。やはり景気もそんなによくないのにバブルですかね？

古いぼろの家をかって、少しずつなおして３年ぐらいしたら売ってだんだんいい家に変えてる人もいるよ。
アメリカでは買い換えてだんだんいい家にしてくのが普通だもんね。
