I used to live in San Jose and moved to Japan after retiring （ 2015 ） I got my Permanent Resident VISA in Japan right away because I am a former Japanese （ I need a Japanese guarantor ）. I first entered Japan with a 3-year short-term VISA in the U.S. and was able to switch to a permanent residence VISA after one year. The exchange of dollars and yen was regularly Wire between bank accounts held in both the U.S. and Japan. Of course, U.S. tax returns must be filed with the IRS from a Japanese address, and the Social Security Office will send all documents to Japan if you change your address to Japan. If you do not have a bank account in the U.S., you can have it sent directly to your bank in Japan. All of my U.S. investment accounts (Fidelity Investment Accounts) were set up as Mutual Funds, but if my address is outside the U.S., I can sell them, but I cannot purchase new ones. However, ETFs can be purchased. I have no experience in property management in the U.S. because I disposed of all my real estate, but as the previous three mentioned, if you consult with a Japanese real estate company, I think they will manage your property without any problems by paying a certain management fee. why me ？ have I told you before about the Swimming Pool at my house ？ long story, as usual,

I have lived here since 1971 in this hot shitty Valley (San Fernando Valley) in 1971 and have lived here ever since. Since then - I've moved from apartment to 2BR, to 3BR, to 4BR, to 3BR, and back again in the Valley. And my current house and the house before that had a heated pool that I took care of for a total of over 20 years. However, both houses have gas heaters, so I don't know anything about electricity or anything related to it. In addition, the underground pipe from the gas meter to the heater in the current house is a galvanized iron pipe, and gas leaks from the rusty middle of the pipe, so we don't use the gas heater at all.

As for the gas usage in our previous house, the cost of gas was about $30 a month when we did not use the pool heater, but when we used the heater two or three times a month, the cost went up to about $150 a month. The cost of electricity is not so high as the cost of gas for the same amount of heat, and I think the cost of electricity is not ridiculous.

As for the poolman, we had a poolman for a few years after we moved into our current house, and at that time we were paying about $80 a month. Now it's probably $100 or more. Since I am retired, I have since cut off the poolman and gardener and now do everything myself. It's a great way to exercise my body in my old age.

If you know the specs of the electric pool heater, you can probably calculate the electric bill from the power consumption （ Watt Hour ） figures. Heated Pool does not mean that the entire pool is heated like a public bath or hot spring, but only that the pool is cold enough to make you shiver at first when you enter the pool on a cold day, but after you swim a little and your body gets used to it, it becomes much more comfortable than if it were not heated. I had a Jacuzzi by the pool at my old house and the warm water flowed through it to the larger pool （ I think they are all built that way ） so when the Jacuzzi warmed up like a hot spring first, I enjoyed the open air bath style, "Oh, that's nice hot water". I was enjoying it.
