セキュリティーデポジット

１１月３０日にアパートを引越しして新しい場所に住み始めて、きょうセキュリティーデポジットがチェックで帰ってきたのですが、デポジット額の半分しか返ってきませんでした。アパートに、きれに掃除もしたし、壊れたところ、傷などはどこもなかったのですが、そういう場合でも全額は帰ってこないものなのでしょうか？マネージャーによると、カーペットのクリーニングや他の場所での掃除代として、どのテナントからもそうしているとのこと。土足厳禁だったのでクリーニングするほどカーペットも汚れていなかったのですが。。。どなたか、デポジットについて詳しいかた、教えてください。

普通なら全額帰ってくるはずだが、契約書にはなんて書いてある？
クリーニングやその他の修繕は全額大家もちです。

１年以上住んだ場合、クリーニング代は大家持ちです。６ヶ月とかではダメです。

私はデポジット７００払って返ってきたのは５５０くらいでした。明細を見たらクリーニングとか書いてありまして。それが普通なんだと思ってたんですが、大家が全額もちなのが普通なんですか？？？契約書の内容にもよると思いますが。

契約書を探してみました。
契約書にはこう書いてあります。The security deposits shall not exceed two times the monthly rent for unfurnished apartments or three times the monthly rent for furnished apartments. The total of the above deposits shal secure compliance with the terms and conditions of this agreement and shall be refunded to RESIDENT within 21 days after the premises have been completely vacated less any amount necessary to pay OWNER: a)any anpaid rent, b)cleaning costs, c)key replacement costs, d)costs for repair of damages to appartment and/or common areas above ordinary wear and tear, and e)any other amount legally allowable under the terms of this agreement. A witten accounting of said charges shall be presented to RESIDENT within 21 days of move-out. If deposits do not cover such costs and damages, the RESIDENT shall immidiately pay said addistionalcosts for damages to OWNER.
ちなみにここには、１年以上住んでいました。これは、マネジャーに交渉すれば、全額戻ってくるということでしょうか？
